Independent hotel guide
Eos by SkyCity, reviewed from Adelaide’s Riverbank
You choose Eos by SkyCity when you want to stay on Festival Drive, close to North Terrace, the railway station, the river and Adelaide Oval. This independent guide sets out what the hotel publishes, what is not published on the pages we checked, and how to request a room for one to three nights in Adelaide.

On the map
Festival Drive, behind the old station
Eos by SkyCity is at Festival Drive, Adelaide SA 5000, on the river side of SkyCity Adelaide; the front of the complex faces North Terrace and the railway platforms.
The map loads from Google when you ask for it.
Why the Riverbank location is the point
Eos is on Festival Drive, with SkyCity Adelaide also addressed to North Terrace. That is the practical reason to consider it. You are not choosing a suburban resort or an airport stopover; you are choosing the Riverbank side of the city centre, between the North Terrace approach, Festival Plaza and the river-facing side of SkyCity.
The official access notes matter when you arrive with a bag. The Festival Plaza Entrance is on the east side, from Festival Plaza, Festival Drive, the Adelaide Festival Centre and the Festival Car Park lifts. The North Terrace Entrance is the city-side approach, from North Terrace, the tram and Rundle Mall. On Adelaide Oval AFL game days, a Game Day Entrance via the Railway Station tunnel is listed as open from two hours before until two hours after the game.
That positioning shapes a short stay. If you arrive by train, the railway station precinct sits beside the property. If you are in Adelaide for an Oval night, you plan around the foot traffic rather than treating the hotel as somewhere remote from the event. If you are here for a city break, you can move between North Terrace, Festival Plaza and the river without building every day around transfers.
SkyCity's own pages do not give an airport distance; by secondary sources Adelaide Airport (ADL) is about six kilometres west of the city centre. Bus, taxi, tram and driving routes, each with a Google Maps link, are in our getting there guide; then use the Riverbank precinct page if you are weighing Eos against a more conventional city-centre address.
The hotel in brief
Eos by SkyCity opened on 1 December 2020, according to a SkyCity market release about the Adelaide expansion. The same release describes a 120-room hotel. The published room categories in the facts we checked are Allure Rooms, Oasis Suites, Radiance River View Suites and The Grace Villa. We use those category names only, because this site does not add room types or features that were not published in the source material.
The hotel’s own fetched pages did not state check-in or check-out times. That is worth knowing before you organise an early arrival or a late train. Ask for those times when you make a room request, especially if you are planning dinner soon after arrival or a spa booking on the same day.
BODHI Spa at Eos by SkyCity is published as being on Level 1 of Eos. The spa information lists an adjoining gym, changing rooms, dry sauna, steam room, warm spa pool, swimming pool and quiet lounge. It is published as open daily from 10am to 6pm, except public holidays. The hotel material also refers to an outdoor pool on the Leisure Deck. Our Eos Spa page separates what is published from what is not.
For food and drink, SkyCity Adelaide lists restaurants and bars including Huami, The District, SOL Rooftop, iTL Italian Kitchen, The Kitchen, Madame Hanoi, The Guardsman, Westward, Central Café, Chandelier Bar and Xpress. Hours are not published for every venue in the source material. If your stay turns on a particular dinner, read the restaurants guide and ask the desk to check current trading before you settle your dates.
What this independent review does and does not do
This site is not SkyCity Adelaide and it is not Eos by SkyCity. It is an independent review and room-request desk for travellers deciding whether the hotel fits a short Adelaide stay. We link to official pages where useful, including skycityadelaide.com.au. The standalone Eos site, eosbyskycity.com.au, was unreachable when the facts for this page were compiled, so we do not treat missing details as confirmed.
The casino is part of the property, and we describe it factually where it affects the hotel setting. SkyCity Entertainment Group operates SkyCity Adelaide. A formal sale process was announced on 30 September 2026 after inquiries from credible interested parties, with UBS to lead the process; the announcement stated that there is no certainty of a transaction or other outcome. As of 23 October 2026, no completed sale or buyer was stated on the fetched official pages.
The regulatory record is part of the public context. Consumer and Business Services announced on 19 June 2026 that SkyCity Adelaide was to be fined $21 million under a non-binding heads of agreement, with measures including an independent-majority board by 1 January 2028, a dedicated CEO, an independent compliance auditor, phasing out cash transactions over $4,999 and a permanent junket ban.
Australia bans online casino play under the Interactive Gambling Act 2001. This website does not offer casino play, and nothing here should be read as a way to take part online. If you need the casino details because they affect entry, access or the building layout, use our page on the casino, factually.
How to use this site before you request a room
Start with the question that matters for your stay. If you mainly want to know how the hotel feels on arrival from North Terrace or Festival Drive, read the full review. If you are comparing categories, go straight to rooms and suites. If your dates sit around a match or concert night at Adelaide Oval, use the Oval guide before you choose dinner times.
The room request desk works best when you are specific. Give your dates, number of guests and preferred category. If you are open to more than one category, say so. If you need early arrival, a spa appointment, dinner at a named venue, or practical information about Festival Car Park lifts, put that in the request rather than waiting until the last step.
Rates are not stated on this page because the facts supplied for review did not include dated room prices. Availability and pricing can change by date, event pattern and room category. The desk can take your request and seek confirmation, but a stay is not confirmed until the hotel or booking partner confirms it with you.
If you prefer to make your own booking directly, the official booking path in the source material is the Eos booking page. If you want this site’s desk to check options instead, continue through the request form and include any timing constraints that would change your decision.
A simple 48-hour shape
For a first evening, arrive through the entrance that suits your transport: Festival Plaza if you are coming from that side, North Terrace if you are moving through the city centre. Check the room category, ask for any unpublished timing details you need, then keep dinner close to the property. The current dining list gives you enough choice without turning the first night into a transfer problem.
On the full day, use the location rather than over-scheduling it. Move between North Terrace, the river side of the precinct and the Oval side if that is part of your trip. If you want a spa treatment, remember the published BODHI Spa hours are 10am to 6pm except public holidays; do not assume evening treatment times unless they are confirmed.
For a second night, decide early whether you want SOL Rooftop, another SkyCity restaurant, or a quieter plan elsewhere in the city. SOL is listed on Level 9, with published hours from Wednesday to Sunday in the facts we hold. Other venues have more limited or unpublished hours in the material, so confirmation matters.
On departure day, the missing check-out time is the key gap. Ask for it in advance, particularly if you want to leave luggage, use the Leisure Deck, or plan a final meal before heading back through the railway station precinct or North Terrace. For a fuller plan, use our 48 hours in Adelaide page.
